Material choice is the biggest single factor. Composite costs 2 to 3 times more per linear foot than pressure-treated lumber. That gap is offset over time by eliminated maintenance costs, but it's real upfront.
Size is straightforward — more square footage costs more. But it's not purely linear: a larger deck spreads fixed costs (permit, mobilization, footing setup) across more area, so larger decks often have a lower cost-per-square-foot than smaller ones.
Railing type is a significant variable. Basic aluminum picket railing runs $80–$120 per linear foot installed. Composite railing runs $120–$180. Cable railing runs $150–$250+. A 20-foot deck perimeter is about 60 linear feet of railing — that spread adds $2,000–$8,000 depending on which you choose.
Footing conditions matter. Rocky soil that requires hydraulic equipment, steep slopes that require taller posts, or sites with access constraints all add cost. We assess these at every estimate.
Ledger complications can add cost. If your house has stucco, EIFS, or a problematic ledger location, proper flashing adds time and material. We scope this at estimate so there are no surprises.
